Terms & Conditions
The vast majority of our guests treat our properties with respect and as if they are their own. Just to be on the safe side outlined below are some general terms & conditions which, by ticking the box stating you agree to them, means you acknowledge the following –
ESSENTIAL FOR YOU TO KNOW THIS BEFORE BOOKING TO SAVE FUTURE EMBARRASSMENT
Our licence is for a maximum number of guests for each property- including children. Maximum numbers are -
Fairlight 10 guests
Tessies House 6 guests
Tessies Studio and Brantome 2 guests maximum at each property.
If more guests try to stay we could lose our licence.
The owners live next door - they will notice extra guests
If more people arrive than are booked for we shall EVICT ALL with NO REFUNDS given
To save embarrassment to all, if your group is larger than booked and over our permitted numbers or if you intend to party, please just book elsewhere.
If you have already booked but think this situation could apply to you by contacting us on 0408476046 within 24 hours of booking full refunds will be organised.
ID on Arrival
The guest who made the booking must stay at the property and will be responsible for the behaviour of all other guests at the property. We require you to provide Government issued ID on arrival.
The owners reserve the right to immediately cancel the booking with NO REFUNDS if you fail to provide adequate ID
Securing the Booking
By paying a deposit at the time of booking you are agreeing to the Terms and Conditions of renting this property for the duration of the rental term
Deposits
A deposit is payable by credit card before a booking is secured. We accept Mastercard & Visa.
The deposit is usually a minimum 2 nights tariff or 50% of the total tariff if the booking is for 4 nights or more. Please ring 0408476046 if you wish to vary this
Balance of Payment of the Tariff
The balance is payable by the first day of the month prior to the commencement of the booking unless other arrangements are made. Bookings commencing too close to allow this to happen require payment in full at the time of booking
Check In & Check Out
Check in is from 3pm on the first day of your booking (or 4pm at Fairlight as it is a 6 hour clean)
Check out is 10am on the morning after the last night of your stay.
Late checkouts could, at our discretion, incur an extra half days tariff.
Cancellations & Refunds
All cancellations incur a penalty of one nights tariff
Cancellations made 60 days prior to arrival will receive 50% refund
For cancellations made within 60 days of arrival all monies are forfeited
We recommend you take out Travel Insurance if you are in doubt – there are many online companies.
Extra Charges for Damages, etc
Extra charges will be made to your credit card up to $1000 in the following circumstances –
Damage to any property exceeding $50
Extra bedding or linen being used over the number of guests agreed to in the booking - $100 per person per night for the entire booking
Extra cleaning to be charged at $50 per hour if dishes not clean and replaced – including emptying of dishwasher; doggy droppings not collected from the garden (poo bags are provided); excessive dirt or dog hair (we provide a vacuum cleaner for each cottage to help you with this); furniture moved and not replaced; BBQ not left in a clean condition.
Extra Guests Not Paid For
Please be accurate and honest when making your booking
Each property has a clearly stated number of guests. This number includes children
Should extra guests in addition to those originally booked stay at any property immediate eviction with no refunds will follow.
After negotiaition and if we are satisfied it is a genuine error (?) an additional fee of $100 per person PER NIGHT will be charged. As this represents more than double the normal amount charged if the guests were originally booked in it is worth while to be accurate when booking.
Weddings, Parties, Functions, etc
Under no circumstances are parties, weddings or other functions to be held at any of our properties. Immediate eviction will be enforced. The properties are for the quiet enjoyment of our guests – peace and tranquillity are our trademark.
PLEASE NOTE: The owner and / or management live next door to each property. Any infractions will be noticed.
Visitors
Our properties and their gardens are for the quiet enjoyment of our own paying guests. Whilst your visitors are welcome for short times it is unacceptable that visitors from other properties or caravan parks be on the premises other than for very short times and certainly not on a regular basis. Their pets are definitely NOT welcome at ANY time.
Pets
Pets (dogs) are welcome at our properties. Guests without pets should realise there will be pets in proximity. All properties have their own fenced, private garden so whilst pets might be next door they will not be in your property.
Pets are to be on a lead at all times when in the public, body corporate areas.
Whilst all dogs bark, excessive barking is not to be allowed. Excessive barking is anything that annoys another guest.
Pets are not to be left unattended for long periods at the property. Not inside – not outside – ever. A maximum of 3 hours is allowable. Otherwise you will disturb the neighbours (that would be me!!) Doggy sitting is available. Please enquire.
All doggy droppings, bones, doggy toys, etc are to be collected before departure. Bags are provided at each property to assist with this. Extra charges will be made should this not be adhered to.
Assignment or Sublease
Guests shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number and as permitted occupants under these Terms & Conditions
General
No-shows on the day of a confirmed arrival date, arrivals delayed by nights and early departures will trigger your credit card to be debited with 100% of the original booking amount. If a gift certificate was used to pay for the booking fully or partially, the gift certificate will be made void and your credit card charged with any balances owed.
Guests must be aware that as our properties are in the country there is always a risk of bugs, spiders, & small native bats being within the vicinity of the property. Although all care is taken to avoid their entry to the property, and prompt removal will be undertaken, standard cancellation policies will still apply should the guests simply disapprove of bugs & animals.
Upon payment of a deposit and acceptance of the Terms & Conditions, guests agree to respect the privacy and right to quiet of neighbours and other guests. Guests agree to behave in an orderly conduct and take full responsibility for their actions, behaviour and any incidents which may occur during their stay. Holidaybright takes no responsibility for injury or incident caused by irresponsible or disorderly behaviour or conduct. This includes the behaviour of pets.
Release
Guest hereby waives and releases any claims against the Rental Owner and their successors, assignees, employees or representatives, officially or otherwise, for any injuries or death that might be sustained by guests on or near or adjacent to the property, including any common facilities, activities or amenities. Guests agree to use any such facilities or amenities entirely at guests own initiative, risk and responsibility.
Default
If guests should fail to comply with the conditions and obligations of these Terms & Conditions, guests shall surrender the property, remove all Guests property and belongings and leave the property in good order and free of damage. No refund of any portion of the Total Rent Fee shall be made and if any legal action is necessary the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
